PROGRESS UPDATE FOR ORIENTAL SQUARE GRADE A OFFICE BUILDING DEVELOPED BY OSI HOLDINGS – May 10, 2025

On May 10, 2025, the Grade A office building Oriental Square, developed by OSI Holdings, is currently under construction, focusing on the façade:

• Completed reinforced concrete structure up to the roof slab at 79.75m.
• Completed brickwork from the 2nd to the 8th floor.
• Completed plastering from the 2nd to the 7th floor.
• Completed brickwork and plastering on the basement floors, including the B1 and B2 perimeter walls.
• Completed model unit on the 6th floor (excluding external glass curtain walls).
• Dismantled external scaffolding in Block 2 from the 5th to the 11th floor, with 3/4 of the podium area cleared.
• Finished fabricating stone panels for the 4th to 7th floors and delivered them to the site.
• Fabricated and delivered 31 aluminum louvers to the site.
• Completed installation of material platforms and mini cranes for equipment lifting.
• External podium stone cladding: 900 m² of stone was delivered to the site, and approximately 650 m² was installed.
• Electrical and ELV (Extra Low Voltage) systems: Installed transformers, RMUs, generators, MSB panels, busway shafts up to the 15th floor, conduit up to the 8th floor, cables pulled up to the 15th floor.
• HVAC systems: Installed FCUs up to the 12A floor, installed air ducts, condensate drains, and chilled water pipes up to the 14th floor, and installed basement exhaust fans.
• Plumbing and drainage: Installed piping up to the 15th floor and installed sump pumps in pit areas.
• Fire alarm system: Installed conductors and pulled cables up to the 12A floor.
• Firefighting system: Installed fire protection piping up to the 10th floor and installed fire sprinkler heads.

Oriental Square by OSI - Grade A office building is located on plot H2CC1 in the central area of the Starlake Urban Area, Xuan Tao Ward, Bac Tu Liem District, Hanoi. Dai Nam Tien Construction Investment Joint Stock Company invested in the project, with OSI Holdings (Orient Success International Investment Joint Stock Company) as the developer.

Oriental Square by OSI is a Grade A office building designed and operated to meet LEED Gold standards (a green building certification by the U.S. Green Building Council). The project has proudly achieved three prestigious awards at the 2024 PropertyGuru Property Awards:

• Two wins in Vietnam: Best Office Development and Best Commercial Green Development.
• Finalist in Asia: Best Office Development.

The building meets green, sustainable, and environmentally friendly design criteria while offering modern and efficient functionality.
