PROGRESS UPDATE FOR ORIENTAL SQUARE GRADE A OFFICE BUILDING DEVELOPED BY OSI HOLDINGS - FEBRUARY 22, 2025

On February 22, 2025, the Oriental Square Grade A office building, developed by OSI Holdings, is in the construction phase, focusing on the columns and walls of the 9th floor, and the beams/slabs of the 11^th and 12^th floors, as well as the technical floor:

1. Structural Work Completed:

• Concrete pouring for the floor beams of the 11th floor was completed on January 21, 2025.
• Concrete pouring for the floor beams of the 12th floor is scheduled for February 23, 2025.

2. Finishing Work:

• Waterproofing of basements B1, B2, and B3 has been completed.
• Sample tiling and WC interior work for basement B1 have been completed.
• Sample stone cladding in the elevator lobby of basement B1 has been completed.
• Plastering of basement B1 is 90% complete.
• Wall construction on the 1st floor is 95% complete.
• Wall construction on the 2nd floor is 55% complete.
• Wall construction on the 6th floor is 70% complete.

3. MEP and Fire Protection System Installation:

• Electrical and low-voltage wiring installation in basements B1, B2, and B3 is 95% complete.
• Ventilation system installation in basements B2 and B3 is 95% complete.
• Ventilation system installation in basement B1 is 90% complete.
• MEP system installation (including electrical conduits, air ducts, copper pipes for air conditioning, condensate drainage, water supply, and drainage shafts) from floors 1 to 7 is 50% complete.
• Fabrication and installation of the fire protection system in basements B2 and B3 are 95% complete.
• Fabrication and installation of the fire protection system in basement B1 are 80% complete.
• Fabrication and installation of the fire protection system on the 6th floor are 60% complete.
• Fabrication and installation of the fire protection system on the 7th floor (gel pipe installation in progress) are 25% complete.

The Oriental Square Grade A office building is located on plot H2CC1, in the central area of the Starlake Urban Area, Xuan Tao Ward, Bac Tu Liem District, Hanoi. The project is invested in by Dai Nam Tien Construction Investment Joint Stock Company, with OSI Holdings (Orient Success International Investment Joint Stock Company) as the project developer.

Oriental Square is a Grade A office building designed and operated to meet LEED Gold standards (a green building certification by the U.S. Green Building Council). The project has proudly achieved three prestigious awards:

• Two wins in Vietnam: Best Office Development and Best Commercial Green Development.
• Finalist at Asia: Best Office Development at the 2024 PropertyGuru Property Awards.

The building meets green, sustainable, and environmentally friendly design criteria while offering modern and efficient functionality.
